Money Laundering

We have to comply with the terms of the Money Laundering Regulations 2007, the Terrorism Act 2000 and the proceeds of Crime Act 2002 on all properties we are instructed to sell.

Some of these regulations are somewhat intrusive.  We must ask that we see and copy two forms of documentation containing a photograph, as well as some form of address verification, as listed:

A FIRST DOCUMENT - one of the following:

  • A valid passport
  • A valid photocard driving licence
  • A national identity card
  • A firearms certificate
  • An identity card issued by the Electoral Office for Northern Ireland

OR  you may show us a government issued document (without a photo) which includes your full name and supported by secondary evidence of your address such as: - old style driving licence - recent evidence of entitlement to state or local authority-funded benefit such as housing benefit, council tax benefit, pension, tax credit etc.

A SECOND DOCUMENT - one of the following which must not be more than 3 months old:

  • A Utility Bill
  • A Bank/Building Society/Credit Union Statement
  • The MOST RECENT statement from a recognised lender.
If applicable we also require the following in addition to the above in order to comply:

Details of the Executors

  • Please list all Executors – please note we need a first and second document confirming identity for each executor
  • If the Executor is a solicitor, please just advise name and full address of the solicitor handling matters. A copy of a letter confirming this would be acceptable.

Power of Attorney

  • Please provide us with a certified copy of the registered power of attorney.
  • Please note we will require a first and second document confirming identity for each power of attorney nominee.

Corporate Customers, Partnerships, Trusts, Charities and Sole Traders

  • Please provide the full name of the company
  • Please provide your registration number
  • Please provide your registered address
  • Please confirm the country of Incorporation

It will also be necessary to know the beneficial owners of such entities

Also for private or unlisted companies you must provide the names of all directors (or equivalent), and the names of any individuals who own or control over 25% of its shares or voting rights – or the names of any individuals who otherwise exercise control over the management of the company.

Confirmation of the identity must be through reliable independent sources that are relevant to your type of entity. For example:

  • Copies of searches of a relevant company registry
  • Confirmation of a company’s listing on a regulated market
  • Provide a copy of the company’s certificate of incorporation.

Individuals must provide evidence that they have authority to act for the entity.

Energy Performance Certificate (EPC) – This is a legal requirement when selling your home, we can help obtain one for you.
